Pinery Residences is set on the Tampines Street 94 Government Land Sales (GLS) site, where the land was successfully awarded at S$668.3 million, translating to about S$1,004 per square foot per plot ratio (psf ppr). This land cost is a major driver of the eventual launch price of the development.

What will be the estimated Launch Price for Pinery Residences - With a land cost of about $1,004 psf ppr, Pinery Residences was acquired at a level roughly 38.2% lower than recent GLS sites in the East. Based on preliminary and unofficial estimates, a 2-bedroom unit (around 624 sq ft) could be priced from approximately $1.4x million, or about $2,350–$2,450 psf.

What is the estimated exit price? - Future exit pricing is largely influenced by supply and demand dynamics. Tampines remains one of the more sought-after locations for both owner-occupiers and investors. Housing demand is expected to be supported by upcoming infrastructure developments, including the completion of Tampines North’s T5 precinct by around 2035, as well as approximately 15,000 BTO units reaching their Minimum Occupation Period (MOP) between 2028 and 2033. Coupled with rising land, construction, and labour costs, future new launches in the area may be priced higher, potentially in the range of $2,800–$3,000 psf, subject to market conditions. The recent DBS bank article  Singapore 2040 projected the Singapore real estate to grows at 2-3% CAGR to 2040.
